What does a home inspection reveal and can you fix it first?

A buyer's inspection reviews the structure, roof, plumbing, electrical, heating and cooling, and signs of moisture or pests. You can have a pre-listing inspection done yourself, which lets you fix or disclose items on your own terms. Most sellers skip it because they think it's a waste of money and the same items will come up anyway, but that's exactly the point: why not deal with problems you know about that might make a buyer walk away? A pre-listing inspection is generally affordable, and it can be marketed the way a certified pre-owned car is. Few of my clients have done one, but in each case it helped. Anything you know about must still be disclosed.
