Should you make repairs before selling?

It depends on the repair and the return. The bigger the effect a repair has on price and on the sale overall, the more likely it's worth doing before the inspection, or at least planning for it afterward. The repairs that stand out to buyers are things that look broken or cause obvious problems. Examples are light fixtures and switches that don't work, or carpet that's torn or simply needs to be stretched. Safety and function items, like a leaking roof or a broken HVAC, can derail a deal at inspection. The other choice is selling as-is or offering a credit.
