What happens at closing?

You sign the final loan and title documents, the lender funds the loan, and the title company records the deed and pays the seller and other parties. Before closing, you'll receive a Closing Disclosure listing the final loan terms and costs. I go over it with my clients, make sure the terms are understood, and make sure they're ready to send funds to the title company in advance so they get their keys on time. You'll also do a final walk-through and bring a government photo ID. I attend closings whenever I'm available to answer questions and help resolve any issues between the lender and the title company.
