How should you prepare to sell your home?

Start with a walk-through of your home the way a buyer would see it, then work through repairs, decluttering, deep cleaning, and curb appeal, in that order. Gather your paperwork early, including the survey, HOA documents, and records of upgrades and repairs, and plan your move timeline before you list. I'll meet with you first to look at the home and talk about what is worth doing and what isn't. The best nearly free adjustment is lighting: use daylight LED or bright incandescent bulbs, and avoid anything cold or fluorescent.
