How do property taxes work in Texas?

By Glenn Wegner, Lone Star Realty, Keller, TX Last reviewed: October 6, 2026

Texas has no state property tax. Your local appraisal district sets your property's value, and local taxing units, such as the county, city, school district, and special districts, set the tax rates. Your bill is based on both. With new construction, taxes are often based on the land alone in the first year, so expect a big increase the following year. With a pre-owned home, taxes tend to rise as values rise, and you can protest your appraisal if you disagree with it. If you live in the home as your primary residence, you may qualify for a homestead exemption. Questions about your own value or bill go to your local appraisal district or tax assessor-collector, so confirm current deadlines and exemptions with them.
