What if there are issues found during inspection?

You usually have choices, and they depend on your contract. In Texas, the option period gives you the right to terminate for any reason within the agreed time, and the option fee is paid to the seller for that right. After the option period ends, inspection results no longer give you the right to terminate and recover your earnest money. During the option period, we can ask the seller to make repairs, give a credit at closing, or lower the price, but the seller doesn't have to agree. This is the very reason I became a certified negotiator. You have to fight for the important things. On most repair amendments I see about 3 to 5 items as generally acceptable, which means choosing the most critical ones if you want the deal to continue. If the issues are too big, you can walk away.
